What the law requires.

Every gas appliance and flue in a rented property must be checked for safety by a Gas Safe registered engineer at least every twelve months. You must give the tenant a copy of the record within 28 days of the check, give it to a new tenant before they move in, and keep a copy for two years.

You can have the check done up to two months before the current certificate expires without losing the original expiry date. For a portfolio that matters. It lets us group your properties into sensible runs instead of chasing individual dates.

What we do on the visit.

• Check every gas appliance for gas tightness, burner pressure and gas rate against the manufacturer’s figures
• Check flues and chimneys are clear and terminating correctly
• Check ventilation is adequate for each appliance
• Test that safety devices operate
• Record the result for each appliance, including anything classified At Risk or Immediately Dangerous
• Email you the certificate the same day, and give the tenant their copy on the day

If something fails.

If an appliance is Immediately Dangerous we disconnect it with the tenant’s knowledge and tell you within the hour, with a photo and the reason. If it’s At Risk we turn it off with permission and quote the repair before we leave.

A failed appliance doesn’t mean a failed visit. You still get the certificate covering everything else, and a clear note of what needs doing.
