Active leaks, burst pipes, no water, an overflowing toilet. Emergency and out-of-hours call-outs are subject to availability, with the attendance time confirmed when your job is accepted.
Tell the tenant this first
Water pouring in: turn the stopcock off, usually under the kitchen sink, clockwise until it stops, then run the cold taps to drain the pipes.
Water near electrics: don’t touch it. Turn the electricity off at the consumer unit if it is safe and dry to reach, and stay out of the room.
Smell of gas: National Gas Emergency Service, 0800 111 999, free, 24 hours. Them first, not us.
What counts as an emergency.
We charge the emergency rate for things that get worse by the hour or make a property uninhabitable:
- An active leak that cannot be isolated at a valve.
- A burst pipe, or water coming through a ceiling.
- No water to the property at all.
- A blocked or overflowing only toilet.
- No heating or no hot water where the tenant is elderly, unwell, or has a young baby.
- A leak that is affecting a neighbouring property.
How attendance works.
Emergency attendance is focused on making the property safe and preventing further damage. Where a permanent repair cannot reasonably be completed during the call-out, we’ll arrange follow-up work during normal working hours. We’ll tell you on the phone whether it is likely to be a one-visit fix.
