Why it is worth the money on a rented property.

Most boiler warranties require an annual service by a Gas Safe registered engineer, recorded. Skip it and a £900 heat exchanger becomes your landlord's problem instead of the manufacturer's.

The other reason is scheduling. A boiler that fails in November fails at the worst time for everyone: the tenant is cold, you are fielding calls, and every heating engineer in Bedfordshire is booked. A service in [August] costs a fraction of that.
